Sunderland

Sunderland is a northeast Portland neighborhood defined by the unusual juxtaposition of heavy industry and a manicured private golf club. The neighborhood sits on the Columbia River floodplain, bordered by the Columbia River to the north, Portland International Airport and Cully to the east, East Columbia to the west, and Woodlawn and Concordia to the south. The vast majority of the neighborhood is industrial — warehouses, distribution centers, and supply depots dominate the landscape, particularly in the Columbia Slough corridor.

At the geographic center of Sunderland's industrial expanse sits the Riverside Golf and Country Club — a private golf course that stands in striking visual contrast to the freight yards and loading docks surrounding it. The residential portion of the neighborhood is small, concentrated along NE Marine Drive, and is home to just over 1,700 Portlanders. Along the northern edge near the Columbia River, a broad wetland area along sections of the Columbia Slough provides critical habitat for migrating waterfowl.

The neighborhood is served primarily by Cully to the south and connects to the regional 40-Mile Loop trail system along NE Marine Drive. Despite its industrial character, Sunderland's proximity to PDX and major freight corridors makes it an important logistics hub for the Portland metro area.
