Had a great home inspection experience with Roland. He's personable and took his time to explain the items noted in the inspection report and answered all my questions. Throughout the inspection he showed me items he'd be noting in the report and why. His explanations showed his experience and knowledge and I feel like there won't be any surprises moving into the house. Looking back at the inspection report for this review I'm really impressed with the format and presentation. I'm finding it easier to navigate and read than previous inspection reports. My inspection report looks like PDF with the same selectable tabs at the top of each page for roof, electrical, structure, etc. The tabs can be clicked/ pressed to go to that section to see photos, detailed descriptions and issues of note. It's going to be very easy for me to follow up on the items I want to get fixed. Overall totally satisfied.

Roland Zapata made this process incredibly smooth for us! From start to finish, he was friendly, professional, and incredibly thorough. He took the time to walk us through everything on the report, answering all of our questions. Roland was able to break down some of the issues for us in a way that was informative that we could understand which was amazing. He also went a step further and provided a lot of great information on preventative care and how to fix certain things early so they don't become a problem later on. The House buying process can be a bumpy road but Roland’s expertise in this process gave us the confidence to be able to move forward and live comfortably in our new home. If you are in need of an inspector who is amazing at their job but is also kind and feels relatable then Roland Zapata is the easy decision.

Roland Zapata is a master at what he does. I spent a long time looking for "the best home inspector in Portland, Oregon" and I think I found him. Roland is ASHI certified, has tons of experience, and phenomenal Yelp reviews. I can't believe this is his first Google review, but I'm honored to do it. Roland is equal parts meticulous and easy to work with. He found things in our new home that I'm sure no one else would have found. This gave us great confidence in our purchase AND allowed us to negotiate a concession over something that absolutely had to be fixed. Because I live out of state (for now!) my realtor went around with Roland and just raved about him to me afterward. She said she'd never seen such a good home inspector. After his inspection, Roland called me and went over everything in detail, then sent a report that was even more detailed. As I showed it to folks (including one who is a handyman on my current home) they all said "wow, this guy is thorough." But it's important to say that Roland isn't an alarmist either. He put it all in perspective, breaking down what needed to be fixed and what I should just keep an eye on. And Roland is such a nice person to deal with too. Flexible, thoughtful, proactive....it's like having a good friend who is a home inspector. I can't say enough good things about Roland and Ideal Property Inspections.
