An older complex with a lot of charm! The apartments are surprisingly spacious. Lots of storage in the kitchen & hallways. Nestled in the trees with direct access to the actual Gabriel Park.. this is a great neighborhood (Multnomah Village). Genuine connection to nature. Excited to see the completion of a few construction projects underway: new laundry room floors, & the pool remodel(2024).
We've lived here for 8 months and that's all we can take. Complete with kitchen issues: the stove has been replaced but the burners are the wrong size, to the dishwasher using sewage water, renting has been a disaster. In the bathroom, the valve assembly is broken and the toilet doesn't flush correctly. Every heater and fan throughout the apartment has a thin layer of black mold coating on it. The window blinds don't work, they simply fall apart when you pull on them. The parking is ridiculous a pick up truck is parked next to me and it reguraly intrudes into my spot. There is no ac; only 1 ceiling fan in the kitchenette. Of course it wobbles whenever you turn it on. Walls and ceilings are extremely thin, you can hear every footstep to every word. My boyfriend is a tradesman who needs to wake up early in the mornings but it's hard for him to sleep with the sounds of s€x and television until 2 am. We reported all of these problems to management but they've simply ignored us or said they will deal with it. I wish there was a lower than 1 star rating.
I lived at gabriel park apartments for about a month last August 2023. I signed a year lease thinking it was a good deal at the time. The property manager Victoria was super sweet and nice. However when it came time to move in, Victoria was mysteriously gone. Due to her absence, I was unable to move in on my desired date. They rapidly changed property managers due to her abrupt departure. I later found out this was because the maintenance man for gabriel park apartments was Victoria's husband and they were getting divorced. Norris and stevens allowed a personal issue to affect renters and ultimately I had to break my lease because the maintenance guy was extremely creepy, and my apartment was filthy and not cleaned before I moved in. The walls are also incredibly thin. You can hear everything, and they do nothing about noise complaints.
I've lived here for over 4 years, and I honestly can't recommend this place to anybody. Norris & Stevens is an absolutely terrible property management company to rent from. They will take everything they can. (As in, they raise the rent as high as legally possible as often as legally possible.) Also, the facilities here at Gabriel Park are extremely outdated as they are over 50 years old. Every time even the smallest amount of snow falls, we have complete and total loss of electrical services, and sometimes it takes over a day to get it back. The pipes are full of gunk, constantly clog at the main outlet of the building and should not be trusted to provide perfectly clean water, the electricity system is in desperate need of modernization and the buildings themselves aren't even insulated super well so your monthly heating is really high. The laundry room has not been cleaned 1 time since I've moved in. The old property manager was just a terrible person who did not care whatsoever about anybody else. Her N&S Supervisor was the same way, so she got away with it. Our new manager is equally terrible. They replaced sidewalks that had nothing wrong with them and left the construction trash in the common area for months. They tore up our pool in March, sat on it, looking like trash for months, and just started work on it on June 21st... right as summer is starting. Now there is a heatwave where it will be 97 this Saturday and the pool is just now getting jackhammered out. Not one resident asked for any of this. No way they have it fixed before the end of summer. It did not need any of these repairs. We just received notice that (because of their mismanagement of our rent funds) they will be raising the rent again to pay for these costs. With no AC in any of the units, I would not be surprised if someone got heat stroke this weekend since there is literally no way to cool off in our own homes. Trash management. The parking spaces are so tight that no one with a full sized vehicle even lives here. It is tight enough for a midsized vehicle to park and be able to get out of the car. 2 midsized vehicles next to each other is a nightmare. Look elsewhere to rent.
Becky, Chris & Lindsay manage GPA- they are fantastic. The property is always clean, cared for and the pool is SO CLEAN! My husband and I moved here in November and hope to be here for awhile. Many thanks to the management team for being so helpful, kind and fast when it comes to any/all maintenance. The location is fabulous... we have our own little entrance into Gabriel Park and walking distance to bus routes, restaurants and parking. My favorite apartment community that I’ve lived in so far! Oh! And all the neighbors are friendly too! Laundry on site is affordable and convenient!
