I recently had the pleasure of working with K5 Property management, and I am compelled to share my positive experience. From the outset, the team demonstrated exceptional professionalism and responsiveness. They were attentive to my needs and provided clear communication throughout the entire leasing process. The property was well-maintained, and any maintenance requests were addressed promptly and efficiently. Moreover, the staff's commitment to tenant satisfaction was evident in every interaction. They went above and beyond to ensure a comfortable living environment, making me feel valued as a resident. I highly recommend K5 Property management to anyone seeking a reliable and dedicated property management firm. Their expertise and customer-focused approach truly set them apart in the industry.

HORRIBLE, DISHONEST AND CHEAP property management company. I have a problem with my water heater running up my electric bill over $300 per month if I leave it turned on. I used to always have about a $45 bill, so I asked them to look at it when it suddenly started draining the electricity. They looked at the water heater and said there were no leaks, so I asked them to get an electrician to look at it, and they refused. When I move out, they are probably going to leave the next tenant to find out about the HORRIBLY HIGH ELECTRIC BILL on their own and still not doing anything. Also, my neighbor had sparks coming out of an outlet. She had the Supervisor of maintenance look at it and the response was: Well, there's no charring or black stuff around the wall, so I think it's fine. DON'T RENT FROM K-5 PROPERTY MANAGEMENT. THEY ARE DISHONEST AND CHEAP.

In direct violation of several codes, will tell you straight to your face that there are no code violations. Repair of appliances done by maintenance employees rather than licensed repairman of said appliances. Will jerryrig appliances as first "repair". Specifically at the Cedar Mill Village apartments (which the M at the entrance has been in disrepair for months appearing as an I) there are no ADA friendly entrances for mobility devices, despite there having been several occupants using mobility devices. This is just inconsiderate and borders on discriminatory at the complete lack of accessibility. Will admit in a roundabout way that they do not properly allocate funds (which are exorbitantly higher than cost of PROPER maintenance and needs of property). The staff are generally nice, however, this does not excuse the atrocious pricing if the housing the provide. The cleaning done prior to move in would not pass most standards. You will find the hair of previous tenants painted into the walls. The kitchen does not appear to have been thoroughly or properly cleaned since it was installed. Even the built in cutting board likely has remnants from previous tenants, as mine had. I spent a whole 10 hour day upon move in, cleaning the kitchen to be actually sanitary as that was not the state at move in. This is an obvious sign that they likely do not hire professional cleaners, and if they do, they have not ensured the cleaning was done well, even at a bare minimum. They also will complain if you appear to live at the property. :) Sign a rental agreement at your own risk as you will certainly face the consequences of increased rent for garbage habitation. I'll add more as deemed necessary or as comes up. Wondering if this review will also cause them to retaliate with notice as this seems to be in the realm of possibility considering their MO of weaponized ignorance.

We moved in on Oct 22, 2019 and after so many maintenance issues they half way took care of and then telling us we had to give a 30 day notice on Nov 27 one day before Thanksgiving or we had to stay in the house until the lease was up even though they offered to let us out of the lease for the garbage hole this place was. It was in a great neighborhood, but the house was a death trap. Do NOT RENT from these people. They stole part of our deposit as well even though they said we would get it all back. Going to court to get that back. These people are very dishonest.

I will never deal with K5 ever again and I recommend that you don't either. Upon move out be dilegent in reviewing all of the charges they impose. They charged me over $200 for carpet cleaning after I had already had them professionally cleaned. Then they replaced the carpet anyway - which was 8 years old and very poor quality in the first place. I asked to have the issue resolved through the Beaverton Mayors office Landlord/Tenant Mediation process however, they chose to send my account to collections.
